    Peak season

    The peak season lasts from June to August – the population swells to about 70,000 during this time. Local businesses are in full gear, with some establishments staying open for extended hours and offering more goods and services than usual. Vacation rentals are almost always occupied, so you might have new neighbors who have come to stay for a few weeks.

    Those who love the energy of large crowds and increased activity will enjoy peak season. Fishing and golf tournaments are often held during this season, as well as regattas, outdoor concerts, and boat shows. It’s a great time to pursue your hobbies and meet new people.

    The weather is bright, clear, and sunny – allowing you to appreciate the lake’s waters in its full glory.

    Off-season

    Things slow down from mid-October to mid-April, when there are few visitors. Enjoy the scenic beauty of SML and the Blue Ridge Mountains in peace. You’ll be able to get some much-needed privacy, and you might even get swaths of the lake’s shoreline to yourself. Go on a leisurely stroll and admire the scenery.

    SML’s year-round population rests at around 22,000. There is a sufficient number of shops and restaurants to keep you occupied throughout the year. Have brunch at Old Oak Café, get a bottle or two at White Rock Vineyard, or grab a quick snack at Lago Pizza.

    Mitchell’s Point Marina can accommodate vessels up to 50 feet in length. The marina offers covered and open boat slips, along with personal water crafts (PWC) drive ups and houseboat floating slips. There’s also a recreational vehicle (RV) park on the premises.

    Owning a lakefront home is a rare privilege. Keep your prized investment in excellent shape with these maintenance tips:

    Clear out gutters

    Prevent debris build-up by clearing out your gutters at least twice a year. This keeps them from clogging up. This also prevents leaks – excess water that overflows from the gutters can cause foundation and landscape damage in the long run. Debris can also become a habitat for pests, attracting everything from ants to rodents, especially when moist. Build-up can be the source of infestations that not only damage your property, but are also costly to treat.

    Landscape your shoreline

    The shoreline also needs tending to – watch for signs of erosion, as well as damage to plants, barriers, and masonry, especially during and after winter. Clear away any trash or debris to maintain cleanliness. Add a pop of color by bringing in some potted plants. When it comes to lakefront properties, a native shoreline slows down the effects of erosion with the presence of native plants and grass. However, this kind of shoreline also requires a bit of maintenance, often in the form of weed-pulling.

    A sand beach shoreline will require you to add fresh sand to it each year. But on the upside, this kind of shoreline looks neat and is highly functional. You can add a riprap, which features a layer of needle-punch geotextile fabric piled high with fieldstones and secured to the shore, to minimize erosion.

    Clean out the boat house and shed

    These structures also need proper care and attention. Keep the shed and the boat house clear of clutter. Make sure that the locks and other fixtures are in good condition. See to it that the doors are properly fitted, and that the roofs don’t leak.

    Maintain deck furniture

    Old or damaged furniture not only puts you and your guests in danger, they can also be an eyesore. Have them repaired, give them a new coat of paint, or get them upholstered as needed. You might also have to replace them altogether if the cost of the repairs is roughly the same. You’ll also have to place furniture in storage in the winter, or when the property sits unoccupied. Likewise, keep outdoor grills covered when not in use.

    Keep windows properly insulated

    Making sure that your walls and windows are properly insulated will help you stay warm in winter. This will also help keep your utility costs low and manageable. It’s also necessary to keep water pipes insulated, and to let cool water flow to keep pipes from freezing over.

    Keep your home sand-free

    Living by a sand beach shoreline is a great experience, but you and your kids could be dragging sand and crud back into the house each time. Keep your living space crud-free by designating a “sand room” or area where you can wash off the sand before entering. You can set a bucket of water by the door where the kids can wash their feet after swimming. You can also have them wear shoes or slippers that are for indoor use only.

    Many folks often ask: when is the best time to put a home on the market here at Smith Mountain Lake? Conventional wisdom often suggests that waiting until Spring is the best option. As an experienced realtor, I’m not so sure that holds true for those of us in the Water’s Edge community. As Warren Buffet once said, “If you wait til you see the robin, spring will be over.”

    A few reasons why selling your home during the winter months is a good idea:

      1. Buyers who are reviewing property listings right now are serious. Buyers who are looking in the winter can take their time and evaluate options. If they see something they love now, they have time to close on it, move, make changes, order furniture and be ready to relax and enjoy their new home when the warm weather arrives. Additionally, rates are still low and people know it’s a good time to buy.

     

      1. Buyers know that sellers who have their homes on the market now aren’t usually “testing the water.” Winter sellers are ready to move on to the next phase in their life; they aren’t letting the market time their lives. If you time your life around the perfect market you may never move.

     

    1. When the market picks up in the Spring, so does the competition. The savvy seller knows that a property listed during the winter months stands out simply because there are fewer listings.

    What is a loan pre-approval? How do you get one and why is it beneficial for home buyers? In this post we’ll give you all the things you need to know about mortgage preapproval.

    Approved vs. pre-approved

    There is a world of difference between a loan pre-approval and an actual, approved loan. The glaring difference is that loan pre-approval basically indicates whether you are qualified to take out a loan from your chosen lender. It also indicates whether the lender is willing to lend you the amount of money you need.

    A good financial background and all the necessary documents

    To get a loan pre-approval, you can contact a bank or credit union for a pre-qualification. You can do this over the phone. A loan officer will ask you about your income, assets, and debts, among others, and will tell you the type of loan you’re likely to qualify for. This is not a mandatory process, but it’s a good start.

    As for the actual loan pre-approval, you need to set up an appointment with your chosen lending institution. This is when your credit history will be checked. You’ll likely need the following documents as proof of your identity and assets:

    • A copy of your most recent bank statements
    • Your most recent W-2
    • If you’re self-employed, bring your most recent entire tax return
    • Proof of IRAs or retirement accounts
    • Proof of stocks or mutual funds you own, if there are any
    • Driver’s license

    If you meet all their requirements, a bank or lending institution will give you a good faith estimate (GFE), which covers the potential terms of your loan. The GFE helps you compare terms from different lenders. It’s a little time-consuming, but worth it in the long run.

    Congratulations on getting pre-approved! It means one thing: you’re approved to get a loan. So go out there and shop for the loan that works best for you.
