How to Find the Right Real Estate Agent for You

Real estate agent with couple in luxury home.

Real estate agent with couple in luxury home.

Whether you’re selling or buying a home, you’ll need the help of a dependable agent. Here are some tips on finding the perfect match.

    1. Know the difference between a Realtor and a real estate agent

A real estate agent is an individual who has taken all the required licensing exams and real estate classes in the state where she intends to practice. But keep in mind that not all real estate agents are Realtors – the term is a registered trademark under the National Association of Realtors (NAR), whose members must abide by the organization’s code of ethics in addition to state and federal laws that all agents must comply with.

    2. Look for a professional agent

It’s worth hiring a professional agent who can help you buy or sell a home full-time. Someone who is not a licensed agent, and who is only handling transactions part-time, might not be able to do enough to protect your interests during the transaction.A licensed, full-time agent is in a better position to help you achieve your real estate goals. An agent should ideally be accessible 24/7, taking calls and responding to messages as soon as possible. They should be able to devote their time to getting your listing or offer off the ground.

    3. Do interviews

Shop around for an agent. Real estate experts suggest that you talk to at least three agents in order to find the right one. Ask prospective agents for a list of references, and ask them how they intend to help you sell and buy a home.Note their response – if they can give you a prompt and thorough answer, then it’s likely that they can provide that kind of service when you hire them.

Experts also suggest that you pay more attention to the agent’s list of recent sales instead of their sales volume, as it is more reflective of the service they currently provide.

    4. Find the right buyer’s agent

Look for a buyer’s agent who has a proven track record of closed deals. The average agent will just look at the Multiple Listing Service (MLS) to help you find a home, but those who go above and beyond for their clients will present you with homes that have yet to be listed in the market. They’ll be more proactive with the search, contacting homeowners in your desired neighborhood or launching a mail campaign in the areas you’re interested in.

The agent should also listen to what it is that you want in a home, and present you with listings that match your criteria to a T.

    5. Find the right listing agent

The right listing agent will do more than put up a “For sale” sign in your yard and wait for the calls to come in. Home sellers should hire a tech-savvy and proactive agent who will take full advantage of online tools and platforms. They should also produce high quality marketing collateral, since the majority of buyers start their search online. This means producing great photos and videos of your home.

Living in Smith Mountain Lake: A lifestyle Guide

    Canoe at Sunset

    Canoe at Sunset

Widely regarded as Virginia’s most popular lake, Smith Mountain Lake, or SML for short, brings you over 500 miles of pristine shoreline, along with some of the most coveted waterfront homes in the state.

Here’s a quick guide to SML living for those who are lucky enough to call this idyllic place home.

    Peak season

The peak season lasts from June to August – the population swells to about 70,000 during this time. Local businesses are in full gear, with some establishments staying open for extended hours and offering more goods and services than usual. Vacation rentals are almost always occupied, so you might have new neighbors who have come to stay for a few weeks.

Those who love the energy of large crowds and increased activity will enjoy peak season. Fishing and golf tournaments are often held during this season, as well as regattas, outdoor concerts, and boat shows. It’s a great time to pursue your hobbies and meet new people.

The weather is bright, clear, and sunny – allowing you to appreciate the lake’s waters in its full glory.

    Off-season

Things slow down from mid-October to mid-April, when there are few visitors. Enjoy the scenic beauty of SML and the Blue Ridge Mountains in peace. You’ll be able to get some much-needed privacy, and you might even get swaths of the lake’s shoreline to yourself. Go on a leisurely stroll and admire the scenery.

The weather is often mild during off-season, which means that you can still enjoy an array of outdoor activities, like boating and kayaking. You’ll have plenty to do indoors as well – wine tasting and ceramics painting are just some of your options.

Businesses don’t necessarily shut down for the winter, but the majority of them will have shorter operating hours. They also do a lot of promotions during the holidays, so you’ll be able to do some Christmas shopping.

    Year-round living

SML’s year-round population rests at around 22,000. There is a sufficient number of shops and restaurants to keep you occupied throughout the year. Have brunch at Old Oak Café, get a bottle or two at White Rock Vineyard, or grab a quick snack at Lago Pizza.

Community events like the 4th of July celebrations, fund raisers, and tournaments will help you meet other residents.

You can also choose from an excellent selection of lakefront homes – wake up to the sight of clear waters, and watch the sunset from the comfort of your own viewing deck. For more information, call me, Jane Sullivan Horne, at 540-493-1690.

    Activities

Life revolves around the water in SML. Boating, kayaking, fishing, and waterfront dining are just some of the top family activities to enjoy.

Mitchell’s Point Marina can accommodate vessels up to 50 feet in length. The marina offers covered and open boat slips, along with personal water crafts (PWC) drive ups and houseboat floating slips. There’s also a recreational vehicle (RV) park on the premises.

Don’t have your own boat? You’ll find numerous rentals around the lake.

Mitchell’s Restaurant has a tiki bar and outdoor patio – feast on crab cake and grilled chicken while you take in the view.

Know How To Maintain Your Lakefront Home

Summer cottage on the lake with chairs

Summer cottage on the lake with chairs

Owning a lakefront home is a rare privilege. Keep your prized investment in excellent shape with these maintenance tips:

    Clear out gutters

Prevent debris build-up by clearing out your gutters at least twice a year. This keeps them from clogging up. This also prevents leaks – excess water that overflows from the gutters can cause foundation and landscape damage in the long run. Debris can also become a habitat for pests, attracting everything from ants to rodents, especially when moist. Build-up can be the source of infestations that not only damage your property, but are also costly to treat.

    Landscape your shoreline

The shoreline also needs tending to – watch for signs of erosion, as well as damage to plants, barriers, and masonry, especially during and after winter. Clear away any trash or debris to maintain cleanliness. Add a pop of color by bringing in some potted plants. When it comes to lakefront properties, a native shoreline slows down the effects of erosion with the presence of native plants and grass. However, this kind of shoreline also requires a bit of maintenance, often in the form of weed-pulling.

A sand beach shoreline will require you to add fresh sand to it each year. But on the upside, this kind of shoreline looks neat and is highly functional. You can add a riprap, which features a layer of needle-punch geotextile fabric piled high with fieldstones and secured to the shore, to minimize erosion.

Clean out the boat house and shed

These structures also need proper care and attention. Keep the shed and the boat house clear of clutter. Make sure that the locks and other fixtures are in good condition. See to it that the doors are properly fitted, and that the roofs don’t leak.

    Maintain deck furniture

Old or damaged furniture not only puts you and your guests in danger, they can also be an eyesore. Have them repaired, give them a new coat of paint, or get them upholstered as needed. You might also have to replace them altogether if the cost of the repairs is roughly the same. You’ll also have to place furniture in storage in the winter, or when the property sits unoccupied. Likewise, keep outdoor grills covered when not in use.

    Keep windows properly insulated

Making sure that your walls and windows are properly insulated will help you stay warm in winter. This will also help keep your utility costs low and manageable. It’s also necessary to keep water pipes insulated, and to let cool water flow to keep pipes from freezing over.

    Keep your home sand-free

Living by a sand beach shoreline is a great experience, but you and your kids could be dragging sand and crud back into the house each time. Keep your living space crud-free by designating a “sand room” or area where you can wash off the sand before entering. You can set a bucket of water by the door where the kids can wash their feet after swimming. You can also have them wear shoes or slippers that are for indoor use only.

One of the most common assumptions in real estate is that you directly buy or sell through a property’s listing agent. Although it happens, that is not often the case. Properties listed for sale generate buyer interest thanks to networking between real estate agents. If you’re buying in Smith Mountain Lake, your realtor will get in touch with other professionals in the area with listings that match your dream home. It’s a similar process if you’re selling your home– your agent will market your home to other agents in the area so they can refer it to their clients.

Realtors are often part of an association or brokerage that allows this kind of networking. By working with a Smith Mountain Lake realtor affiliated with a reputable company, you’ll tap into a larger network of resources that make fulfilling your real estate goals easier to achieve.
