    • Consistent price growth. Despite slow sales, the statewide median sales price – $370,000 – increased by 6% compared to the same time in 2022, which indicates tight inventory conditions in some markets. For example, certain areas in Central Virginia, New River Valley, and Southside Region have seen double-digit median price growth.
    • High demand for luxury properties. While sellers have been receiving less than their asking price on average, homes in the luxury segment of the market – properties that sold within the $600,001 to $800,000 range and over $800,000 –  had the highest sold-to-list price ratio at 100.3% and 100.4%, respectively.
    • A more buyer-friendly market. In February 2023, the average days on market for homes for sale in Virginia was 38 days, which is 8 days longer compared to the previous year. This is great news for buyers, since it offers them more time to choose a home, get inspections, or accomplish other contingencies that were difficult to do during the feverish housing market of the past few years.
    • Inventory is slowly recuperating. 8,334 new listings were recorded in February 2023 which was 22% less than the number of new listings during the same month in 2022. Moreover, compared to January 2023, new listings only showed a 2% increase, which is indicative of seller hesitation given the steady decline in sales. In terms of active listings, however, the Virginia real estate market had close to 20% more listings year-over-year. With homes staying on the market longer, the inventory of active listings began increasing substantially since the fall of 2022. Despite this improvement, inventory is still at historically low levels.

    While the luxury real estate market tends to be relatively unaffected by major trends in the broader market, it’s wise to stay abreast of current trends when planning future investments. State Route 122 is the only major highway that crosses the lake. You can fly in from another state and disembark at the nearby Smith Mountain Lake Airport, Lynchburg Regional Airport, or the Roanoke-Blacksburg Regional Airport.

    There are several public libraries in the area like the Franklin County, Bedford County, and Pittsylvania County Public Libraries. Medical facilities include the Carilion Franklin Memorial Hospital, Centra Bedford Memorial Hospital, and the LewisGale Physicians at Westlake.

      The area was originally farmland until it was purchased by Jim Wray. The community and the golf course were built in the 1980s.       Rental accommodations and high-end resort amenities were also built on the property.     2. The Waterfront

    But first, an overview of Smith Mountain Lake for prospective buyers wishing to buy a permanent or vacation home in an idyllic setting:

    Located in the heart of Virginia along the Blue Ridge Mountains, Smith Mountain Lake is less than an hour’s drive from both Roanoke and Lynchburg. Washington D.C. is an easy four-hour drive, while Raleigh, NC is just two hours away. The lake covers three Virginia counties: Franklin, Bedford, and Pittsylvania.

    The lake itself covers a total area of 32 square miles and has over 500 miles of shoreline, with an average depth of 55 feet. The deepest point of the lake is approximately 250 feet, near the dam. The lake is clean and the lake’s ideal water temperatures invite swimmers from May to September.

    There are plenty of places to visit and things to do in the area, from historic sites to unique shopping places and fantastic dining and entertainment options. Some of the most popular lake activities include fishing, water sports, and swimming. In fact, some of the public marinas at Smith Mountain Lake include the Parkway Marina, Bridgewater Marina, Smith Mountain Dock & Lodge, Mitchell’s Point Marina, and Sportsmans Marina.

    The weather in the area is temperate, with average highs at around 89 degrees and lows at approximately 74 degrees. In summer, the average air temperature is approximately 73 degrees. Meanwhile, average winter temperatures can reach 41 degrees. On average, the yearly rainfall in SML is 43 inches, while the average snowfall is 10 inches.

    It’s no wonder that the place attracts thousands of visitors each year. What once was a community of 22,000 residents has grown significantly because tourists who kept coming back eventually called it home.

    There are plenty of available housing types at different price points and proximities to the water in SML. For example, you can buy a small lakefront property or a condo unit with a view of the lake for approximately $150,000. For $225,000 to $350,000, you can purchase a 1,200-square-foot lakefront townhouse. Meanwhile, for $400,000 and up, you can get a 2-4 bedroom luxury lakefront home with features such as boat slips, powered lips, and additional yard space and waterfront space.

    While many of the national trends have certainly affected the local market, there are a number of factors that make Smith Mountain Lake different compared to other locations.     By the end of Q3, the Smith Mountain Lake area led all lake properties in Virginia in terms of the amount of homes available.     Sellers who end up listing their homes understand the unique circumstances of the Smith Mountain Lake luxury property market. Most sellers are in no hurry to offload their properties, often willing to sit on their homes for longer while waiting for the right bid or even pushing buyers into a forced bidding war. In short, Smith Mountain Lake closed Q3 as a definitive seller’s market.

Though the rate hikes implemented by the Federal Reserve in mid 2022 slightly dampened buyer enthusiasm, the demand for luxury homes in popular markets is still high.

    In Smith Mountain Lake, realtors share stories about the lengths some buyers are willing to go just to secure their dream luxury home-especially when it comes to a beautiful lakefront Smith Mountain Lake property. Some buyers have placed bids as soon as certain properties were listed on the market. Other buyers have even gone so far as to place bids without even seeing the luxury property firsthand.     1. 2020 figures by the Virginia Realtors Association reveal that two out of three households in Virginia live in homes of their own. That’s 66.7% of total households in the state, compared to the 64.4% national homeownership rate.

    2. The last decade saw Virginia’s real estate market growing by leaps and bounds, buoyed by the strength of the leisure and hospitality and technical services sectors. Even when the rest of the country had to grapple with unemployment woes during the start of the pandemic, the Old Dominion stood steadfast and weathered the economic storm. Growth in the past 10 years was at 24.71% with approximately 2.23% upticks every year. Moreover, while other states took a hit from the pandemic, Virginia saw a 9.23% increase in median home values in those 24 months.

    3. Much like the rest of the country, Virginia’s scant housing inventory in relation to the huge demand for homes has been one of the major factors that led to the remarkable rise in home values here – even long before people became acquainted with COVID-19.

    4. A competition of sorts is occurring between home buyers and investors in the mad scramble for available real estate in the state. In the second quarter of 2021, one out of six homes, as well as a quarter of all apartments in Virginia have become the property of real estate investors.

    The above-mentioned data are evidence pointing to a high-performing real estate market in the Old Dominion. However, there’s been a recent development that has eased the glaring dearth in the state’s housing inventory and presented a window of opportunity for home buyers wanting to snag property here: new listings.

    Data from the Virginia Realtors Association’s May 2022 home sales report showed the following takeaways:

    • There are 15,836 new listings, reflecting a 1.5% increase from April.
    • There are 16,875 properties in the active inventory – a 9% increase from the previous month.
    • While the number of active listings went up, there was a marked 5.6% decrease from 17,868 homes in the market during the same month last year.
    • A total of 13,048 properties were sold in May, while 12,096 of them are still awaiting sale.
    • A home for sale would take an average of 17 days in the market before it gets bought. This is 22.8% lower than May 2021’s average of 22 days.

    The infusion of new listings to the housing inventory may spell good news for many home buyers who are eager to cash in on great returns from real estate in Virginia. However, still another factor is shaking the foundations of the real estate industry as a whole and is affecting home values, mortgage rates, and buyer behavior: rising inflation.

    That said, real estate forecasts are now more toned down in anticipation of challenging times ahead.

    Where is Virginia’s real estate market headed?

    As mentioned earlier, the Virginia real estate market has already been seeing a scarcity in its housing stock which has led to rising home values. But never was it more pronounced than in 2021 when labor and supplies shortages brought about by the pandemic resulted in even fewer new construction to add to the inventory. And just as the economy was regaining its footing in the new normal, the supply further went south due to the ever-increasing demand for homes in Virginia.

    Adding to the challenge is the response of the Fed to the rising inflation by hiking interest rates in the early part of this year. Mortgage rates, in turn, are seen to follow this development.

    Given these challenges in the Virginia real estate market and everywhere else in the U.S., analysts and observers predict a slowdown in activity this year compared to the previous year.

    Virginia Realtors note, though, that even with the slowdown, the local market will still register a price increase among homes for sale here – although not at the same stratospheric levels as before. They are still expecting prices to rise by 4.1% this year or half of the reported 9.4% increase last year.

    In terms of migration, the reopening of the economy is bringing people back to urban spaces. However, those who have embraced the concept of remote work will continue to look toward suburbs that offer spacious living quarters, modern comforts, and easy access to urban areas.
