It is our great pleasure to recommend Jane Sullivan Horne as a real estate professional. We first met Jane in 2010 after visiting our friends at their home on Smith Mountain Lake. They had utilized Jane as their realtor on more than one occasion and they could not say enough positive things about her.

From the beginning, it was obvious that Jane was a professional. Working around our difficult work schedules, she met with us and came to know us as individuals and not just clients. She possesses the ability to not only listen but to hear you, providing you with options which meet your specific needs. And she does so in a manner which is not intrusive to your life. While we were not ready to purchase a home in 2010, she worked with us on our timeline, never pressuring us. She made herself readily available for questions throughout the process and went to great effort to walk us through the experience of purchasing our lake home from beginning to end with no detail left unattended. She was excellent.

As a realtor, Jane is second to none. She is hardworking, talented, focused and energetic. In short, she is an estimable individual. We cannot recommend her too highly and would not hesitate to enlist her services again.

My husband and I would, without a doubt, recommend Jane Horne as your real estate agent. We were visiting friends at The Water’s Edge and fell in love with the area. Our friends referred us to Jane and we began looking at available properties.

In March of 1988 my husband, Steven, and I made our first trip to Smith Mountain Lake. We traveled with our two sons, then ages eight and eleven, about four and a half hours from just north of Washington, DC in Maryland to the lake. A friend loaned us their place to enjoy for the weekend and when we left Moneta that Sunday I said, “Let’s have the boys stay with friends next weekend so we can return to the lake and look around some more.”

The following Saturday morning we stopped for breakfast at The Corner Store, which is no longer at the corner of Rt. 122 and Rt. 616. While we were speaking with the owner we told him we were interested in looking for property at the lake, probably a condo. He made one phone call to Jane and we met her at The Waterfront. In just a few hours, knowing that we loved the lake and with the careful guidance and expertise that Jane provided us, we were signing a contract tor a condominium at Gangplank Pointe. Not knowing much at all about the area, we figured if we weren’t comfortable with our decision, we would sell the condo the following season.

I always go on instinct and am fairly conservation about investments but we had such positive feelings about Jane being a ‘people person’ and a solid individual that it made what we thought might be an enormous and complicated decision, a very smooth and well thought out undertaking with all of Jane’s knowledge and most especially her sincerity. For twenty-seven years we spent countless weekends, and an occasional week or so at Smith Mountain Lake. Needless to say, our sons enjoyed their childhood experiences as well as their adult visits to the lake. The four plus hour drive didn’t seem so long anymore.

In 2011 we moved a little further north in Maryland. During the summer of 2014 we realized that our boys had their own families now and would only visit at the lake one holiday weekend each summer. Our drive was now at least five and one half hours. We decided it was time to think about selling.

We phoned Jane, who we stayed in touch with over the years, and asked if she would consider helping us sell what had become such a big part of our lives. She immediately said that she knew how difficult a decision this must have been for us. She also said, of course, she’d help us. Once again her guidance and sensitivity came shining through. We knew it might not be a quick transaction but we thought we’d give it a try. We were pleasantly surprised that even though we listed in late July of 2014, our condo was under contract in September and settled in early October of 2014.

We consider Jane an outstanding and caring realtor and would absolutely share her name and phone number with any friend, relative, or acquaintance who might be looking to buy or sell property at Smith Mountain Lake. We truly feel that had we not met Jane that weekend in March 1988, we might never have enjoyed all those years at one of the prettiest places on earth!

We currently live in Florida. When we decided to purchase a summer home at Smith Mountain Lake we contacted Jane Sullivan Horne, through her website.

After we contacted Jane, our entire process went extremely smooth. Since we live in Florida we flew into Roanoke, Va. Jane arranged for us to stay at a beautiful Condo on the water at The Water’s Edge Country Club. This really made our experience both convenient and relaxing.

For the next several days, Jane showed us many listings that met our requirements and price point. She never pushed us with listings outside our requirement. She is very professional and patient in helping us select our new home.

In my opinion, the sign of an outstanding Agent is what she does after the sale. Jane earned an A+. From mortgage company, to home inspectors, to paper work etc, etc , Jane took care of everything and communicated very effectively.

My husband and I met Jane through mutual friends who live at Smith Mountain Lake. We were looking for lake front lake front property in which to invest. We had limited time and Jane was able to familiarize us with the layout of the lake and was able to determine quickly the best locations for us to look. We made two day trips to SML to visit the available properties on the market as well as enjoy the beautiful scenery. It was actually a very fun experience! Jane provided us with all the information we requested on the properties we narrowed our search down to and gave us guidance on what would be the best investment. Once we made our selection, Jane was able to negotiate the price of the property that we were very happy with as well completing the closing within our timeline. When we decided to seriously consider Smith Mountain Lake as a location for a second home, my wife and I made a blind call to Jane and she set up a meeting with us from 300 miles away. The time came and she greeted us with open arms as if we were already her friends.

Regarding property, she went over our needs and desires, and then showed us what we wanted to see as well as a few other properties of interest that she felt we should see. She was quite knowledgeable and professional, and it was a pleasure working with her throughout the entire purchase of our single family lakefront home in Water’s Edge. After a few trips to the lake looking a various properties with her, not all being in Water’s Edge, we made an offer and all the paperwork was handled smoothly from long distance.

I am a retired Florida state certified general contractor, developer, and real estate agent, so I am sure she had to put up with more than the average person’s questions/comments/concerns….and she was great.

We first meet Jane about ten years ago when my husband was interested in seeing SML. He randomly looked for a real estate agent. This was before the days when you could look at reviews. We just lucked out choosing Jane Horne.

We wanted to see available properties on the lake and get a feel for whether we would want a home. Jane took us every where by boat and by car. My wife Joyce and I grew up in the Northeast and spent our lives in the lakes and mountains of New Hampshire. When we moved to North Carolina we shortly began a search for similar recreation. Mountains was easy but a clean, clear and accessible lake was another matter. We saw an advertisement for Smith Mountain Lake and followed the signs to a Trailer where we were randomly fortunate enough to meet Jane. A second home was a stretch for us but we kept in touch with Jane and looked at a few homes we could not afford.

Ultimately we convinced another couple to partner with us and purchased a home on a dream lot. Jane was unfailingly conscientious,and delightful guiding us through the somewhat unconventional purchase.We have referred several friends to her and our good friends bought a house 3 doors down. Throughout the process and long after, Jane has always had our best interests at heart and never waivered in giving us excellent professional advice. Sadly we have had to sell the house after many wonderful years. There was never any question who we would trust with the listing and again Jane did not disappoint.

Jane’s interest in us did not stop with either transaction.She always looked out for us and to be honest my recommendation is biased by the fact that she has become a friend. I would not use any other realtor anywhere on Smith Mountain Lake.
